Greetings of peace!

Yuletide season is fast approaching and again we are about to share the joy, happiness and peace that Christmas brings into our hearts.

Fortezza Homeowners Association, Inc. would like to hold its very first Christmas Party celebration to be held on December 23, 2006 (Saturday), 6:00 PM at the Fortezza Clubhouse. In this regard, as part of our solicitation, please be informed that some homeowners would be holding its first Christmas Caroling activity on December 16, 2006 (Saturday), starting at 6:00 PM. Any amount will do which is intended for the foods and prizes for our Christmas Party activities. We will be giving out in advance an envelope for you to put in your cash donations.

Likewise, during the party, if you have your own business or company, we would like to encourage you to put up your own booth indicating your products as part of promoting your business/company products. Deadline of confirmation for booth shall be on Dec. 16 (Saturday) during our caroling/visit to your house.

Also, to live up with the spirit of Christmas, we would like to share to the Super Typhoon Reming victims in Bicol region any excess amount/money that we will raise. We shall also be placing donation boxes on December 23 at the Clubhouse entrance for those who would want to donate any used/unused clothes, beddings, canned goods, instant noodles, etc. Afterwards, donated items shall be forwarded to our local government unit in coordination of our officers for the distribution of the said donations to the victims of typhoon in Bicol region.

Your donation will be highly appreciated and will surely be of big help for the success of the said activity which aims to promote camaraderie among homeowners as well as to help the poor victims of typhoon in Bicol region.

We are looking forward to your favorable response regarding this matter. Let us put together our efforts for the success of our 1st Christmas Party and let’s all work hand in hand for a better Fortezza! Thank you very much in advance for your support and cooperation.

CAPI's Official Notice on Fortezza Maintenance Expenses

Board of Directors, Fortezza Homeowners' Association Inc.

Sir/ Madam,

In reference to your letter dated August 17, 2006 to Crown Asia Properties Inc., I am informing you that the developer has agreed to the following requests:

That the homeowners agree to shoulder 12% of the actual operating expenses starting May 2006 provided that Crown Asia remains transparent in all financial transactions involving operations and maintenance of the subdivision (Fortezza). This will still be subjected for regular evaluation.
That whatever increase in the share of actual operations and maintenance expenses of Fortezza will be based on the capacity of the homeowners to pay. Moreover, share of payment scheme will be based on household units turned over to homeowner.
That Crown Asia will provide the list of homeowners residing outside the subdivision as CAPMI's basis for collection of monthly dues.
That Crown Asia maintains their commitments to provided amenities (e.g. clubhouse, swimming pool, sports area).
